Foreclosure Scams 101 The Straw Buyer

With a record number of foreclosures happening across the United States, many distressed homeowners dont know where to turn. In Nevada, where foreclosure rates are among the highest in the nation in cities like Las Vegas, the state government tired of waiting for Washington, stepped in and set up a toll free hot line to help homeowners get answers to their questions. Unfortunately, that hasnt stopped less ethical business people and scam artists from preying on these individuals. These individuals will often target distressed properties and their owners and offer to "help" them get out of foreclosure.which always ends up costing the homeowner.

Be a Smart Homeowner

Of course homeowners should be a little leery of offers that sound to good to be true. A little due diligence on a homeowners part can save them a lot of grief later on. If a business approaches you, check them out thoroughly before giving them any money! Nevada homeowners should contact the state foreclosure hot-line first and avail themselves of the free, up to date information provided there. There are step by step instructions on who they should call first, how to negotiate with their lender and other helpful, free advice. Foreclosure happens because of a variety of reasons to most homeowners, but the most common reason today is the type of loan (adjustable rate) those individuals took out on their homes. The interest rate adjusts and goes up and up and if the homeowner is unable to refinance to a fixed rate loan with affordable payments, the home goes into foreclosure.

Foreclosure Scams

There are several different foreclosure scams used by criminals. Lets look at one of the more common scams out there.

Straw Buyers

A straw buyer is defined as an individual used to buy property in order to conceal the actual owner. The straw buyer does not intend to occupy the property or make payments & often deeds the property to the other individual immediately after closing. A straw buyer may or may not know that their name will be on the loan application. The straw buyer is usually compensated for use of his identity. Normally the straw buyer gives control of the property over to the originator of the scheme, who then proceeds to not make any payments on the property until it is foreclosed on by the bank. However, there have been cases where the straw buyer has been scammed as well. The buyer will give the agent money up front in order to purchase the property (at an over inflated value). These buyers often move into the property with the intent on living there. Its only after several months do they realize theyve been part of a scam. The duped buyer may still be responsible for the property or worse. For example, if the buyer knowingly made false statements to obtain the loan, even at the urging of the scam artist, they may face criminal charges as well. The scammers usually make their money on the purchase of the property through a commission or by obtaining funds from a buyer (or both). Generally for this scam to work, there has to be a few people involved, especially if the home is being purchased for an over inflated value.

Typically these scams are run on several properties until either the perpetrators are caught or they have moved on. The properties are eventually foreclosed on and the bank takes possession of the property, putting them back on the market (this time at their true market value or less). In areas with a high amount of fraud, you may even see several properties owned by the same bank in the same neighborhood.

Food Packaging and Social Issues

Food Packaging and Social Issues

Most of us don't give a whole lot of thought to the plastic food packaging that we use; we generally rip it open, dispose of it then carry on about our normal business. However, packaging suppliers are well aware of the many social issues that come into play when it comes to packaging. More information about this surprisingly intriguing topic is highlighted below.

The Elderly -

As people age, they often encounter difficulty in getting various food packages open. Arthritis is the major culprit behind this phenomenon, as is shaking and general weakness. Food suppliers want the elderly to be able to open their food with ease, but they can't make packaging too easy to open, either. It's a definite conundrum, but things have improved a great deal in recent years. Many times, elderly people who consistently struggle with opening their food packaging are in need of more assistance than they are currently receiving.

Children -

Food is, of course, safe to eat; unlike medicines and cleaning agents, it's usually not an issue for a small child to open up food packaging and eat the contents within. Still, most parents would prefer it if their very young children are unable to get food unwrapped or otherwise opened, which is partly why most food packaging is at least a little but tricky to open. Also, strong packaging is necessary for many types of food, in order to keep it from going bad.

Theft -

Shopkeepers in Australia are all too familiar with the issue of theft. Every time an item of food is pilfered from a store, it is money right out of the owner's pocket. Thieves often attempt to circumvent store security systems by slipping food out of its packaging; this is why packaging has to be reasonably hard to open. Most thieves won't dare to struggle with a difficult-to-open package in the store, so many thefts are prevented.

Litter -

One of the most significant social issues surrounding food packaging is litter. It must be noted, however, that packaging suppliers aren't the ones who strew litter about; consumers are responsible for properly disposing of their used packaging. Between recycling efforts and increasing awareness about saving the planet, litter due to packaging is likely to decrease as time goes by.

Serving Size -

Finally, large family units are becoming less common in Australia. Single=person households are on the rise in this country, which means that single-serving foods are becoming more necessary. Packaging suppliers are increasingly addressing this trend in an effort to keep food and other products from being wasted. As time goes on, you can expect to see many more single-serving foods and other products on the shelves of your local grocery store.

Fly Fishing Magazines - Sources of Great Fly Fishing Information

One can attribute the popularity of fly fishing to its exposure in media. Television shows and programs have either featured fishing or have had programs that mainly focused on fishing. Nevertheless, fly fishing magazines have been a great contributor into the explosion of fishing.

These magazines have made believers into self described urbanites and city folk who long to experience the rugged and natural outdoors, albeit even just for a weekend. Images and descriptions detailed in a fishing magazine entice the imagination of its readers, who wait for time off to go and join this outdoor adventure. Tips and instructional guides have added more members in the fishing community.

Technology has also aided in the expansion of fishing to the mainstream as rods have become lighter and more durable. Proof of the popularity of the sport lies in the increase of advertising pages in fly fishing magazines. More and more resorts that are catered to affluent and high end markets are making their presence felt through print.

The Kodiak Legends Lodge in Alaska is an example of a resort that has benefited from fishing magazines. Pictures of the fishing grounds and the scenic view have added more inquiries from potential clients there.

Want to fish in a place where there are hardly any people, try the Buffalo Creek Ranch in Rand, Colorado where there are only 15 people residing in the town of Rand itself, and the ranch has a scenery and scope of 25 square miles. Want to be able to fish in one of the best known tail fisheries in the country and have your catch served with fusion cuisine influences of French or Asian taste, then go to the Snake River in Idaho and stay in the South Fork Lodge in Swan Valley.

Reputed to be one of the best dry fishing locations in the world, its facilities and amenities will definitely exceed your expectations added to the guide service provided by South Fork Outfitters and Henry Fork Anglers. The South Fork Lodge has all the bells and whistles of a luxurious holiday as well. Accommodations include lodge rooms, cabin rooms and the river house which has a full kitchen, large living room and an outdoor hot tub aside from a pool table and a large screen TV. Eat your breakfast at the main patio and enjoy the view of the Snake River.

These places were all featured in fly fishing magazines and many since have gone and visited their place. Fishing magazines are here to stay, now on print and online form as well.

Flu Types A, B and C

Flu Types A, B and C

Flu Types A, B and C

Commonly referred to as the flu, influenza is an infectious disease that is one of the most common illnesses suffered by human beings. During the course of their lifetime, most people experience this illness in one form or another multiple times. Nowadays, many people have access to flu vaccinations which can help prevent the illness from occurring. However, understanding more about the three different types of flu is important to knowing how it happens.

Flu Virus A (Influenza virus A) -

The type A form of the flu is the most virulent and has the most unpleasant symptoms of the three possible types. It is the most common form, and is also the form responsible for the largest outbreaks throughout history. More people die from type A flu than from any other type.

There are different subsets of the type A influenza virus. The most severe subset is known as the highly pathogenic variety; the low pathogenic type is the least severe subset of this type of flu. Just about any time you hear about major outbreaks of the flu in the news, or when a certain strain is described as being particularly devastating to humans, it is almost certainly the type A flu. Additionally, severe strains are almost always of the highly pathogenic variety.

Of all the types of flu that one can contract, type A is definitely the most dreaded. The elderly and the very young are the most at risk when it comes to this form of the flu. However, many flu vaccinations are available to help prevent contracting this type of flu. This is fortunate, since the risks associated with type A are the most serious.

Flu Virus B (Influenza virus B) -

Unlike the type A flu, this form of the influenza virus is not responsible for any severe pandemics or other major, newsworthy events. Most people acquire some type of immunity to the type B flu at a relatively early age. However, the pathogens behind the type B flu also mutate frequently, so any immunity will not last forever.

The common occurrence of flu that happens during the winter months is usually of the type B variety. All of the coughing, hacking and other outward symptoms can almost always be attributed to this type B form of flu. However, flu vaccinations do not offer an effective cure or countermeasure to this strain, and researchers continue to work to find ways to combat it.

Flu Virus C (Influenza virus C) -

The type C form of influenza is the rarest one. If someone contracts the flu, it is almost always the type A or type B variety. Type C causes severe symptoms when it does occur, however. This form of the flu is also far likelier to be contracted by children than by any other segment of the population.

Flu Vaccinations -

Regardless of what type of flu you may be concerned about, it is always wise to get a yearly flu vaccination. It can help you avoid a lot of the downtime often associated with these outbreaks. You can minimize the potential for work or school interruptions by protecting yourself with a flu vaccination. The elderly are especially encouraged to receive these vaccinations, as they are the likeliest to suffer the worst symptoms.

Five Tips For Every Business Traveler

Five Tips For Every Business Traveler

Five Tips For Every Business Traveler

With millions flying within the US and internationally every day for key business engagements, it is important to be prepared and ready to make the most of your own business trip.

Stay organized and follow these five tips to turn any business flight into the best air time you've had.

Tip 1: Travel programs
All frequent fliers should consider joining a travel program business travelers or not. Business travelling can be tiring and stressful at times, so make sure that you are getting the most out of your flight. Get those airmiles logged and reap the benefits of flight upgrades, access to priority check in and free flights.

Tip 2: Packing
For men and women, overpacking business wear is the most common travel mistake. Learning the art of traveling light will change your life - less to carry, less to stow, less to worry about. Always check:

What is the weather like at your destination?
How long is the trip?
What type of events will you be attending? Do you need to be smart, casual and/or smart-casual?

For formal occasions or conferences, you'll want dress to impress but that often means packing a range of outfits or accessories. Losing thse valuables or breaking delicate jewelry in clothes happens all too often in suitcases. Store all valuables in separate containers, like strong jewelry boxes for women or structured travel cases for men, to reduce potential breakages and also keep your choice accessories to a set size.

Tip 3: Hand Luggage

Of all the aeroplane horror stories, lost luggage is one of the worst for business travel - and it happens all too often. So utilize your hand luggage efficiently and you can be sure you wont get caught in an airport with no change of clothes or important documents you will be needing for the trip. Keep a light change of smart clothes in your hand luggage and any important documents that you cant risk losing, like visas, your passport, and your all-important work documents.

For men, a light breathable yet smart shirt and pants can easily fit into a backpack. For women, the same light wear work though a dress may be easier and less to pack into your handbags if that's your style.

Tip 4: Stay Healthy

Constantly travelling can tire the body and immune system, so staying hydrated and eating your greens will give you those much-needed vitamins. There may be fast food outlets everywhere in the terminal but avoid at all costs. Keep it light, making it easier for digestion, plus you wont feel so bloated after landing.

Long haul flights and sitting for just a long period of time in a pressurized space can cause stiffness and achiness. If the situation allows, try getting up and walking up and down the cabin aisle. Simple stretches that engage your leg muscles, like contracting the calf muscles, can ease the stiff feeling.

Tip 5: Flight time = Your time

Use the flight time to relax and gather your thoughts before the meeting. Feel free to go over meeting notes, however, try not to overdo it take some time out! Take a book or watch a movie to relax and take your mind away from all things business. Also, take the time in your flight to read up on the destination you are flying to this will make for some good conversation starters.

Finally, enjoy the trip! These trips are great opportunties to get to know your clients or work colleagues. Just follow these simple tips and there's no reason why business can't also be pleasure.
